New-Home Builder Patron Gratification Study

  • Sep. 14th, 2008 at 4:20 AM

We are in, how shall I say it, an Interesting' time in the Real Estate and new home building real estate market. Especially, here in Metro Phoenix and the familiar towns of Tempe, Mesa, Glendale and Scottsdale.
Real Estate Industry analysts have thrown around the term, the Perfect Storm" reflecting the convergence of the following market conditions, declines in home prices, high existing inventory levels, lower housing sales and reduced access to credit (lenders capital).
The previous reasons, along with high level of short sales, foreclosures and REO (bank owned homes) are all contributing to a market decline with what some are saying not end in sight.
However, I say there is a light at the end of the tunnel and if you are prudent, credit worthy, and want to realize the American Dream, this could be a Pot of Gold at the End of a Rainbow'. Here's why ?
Affordability is well in-line with historical numbers; especially here in Arizona. And although, affordability along with lower access to credit may not yet be enough to stimulate a quick recovery, thereby helping sellers,....
affordability and the inventory are providing an opportunity for home buyers.
Look closely at Homebuilder's inventory, and REO / Bank owned Real Estate to find an opportunity that fits your needs, wants desires and is within your budget to find a quiet point in the eye of the housing market storm.

If you want to be safe dont buy motorcycles. But if you want to save money over what cars cost then a cycle is not a bad choice. Reckless car drivers do not watch for cycles, which can cause accidents. All riders and drivers need to be cautious when on the road. One great tip for motorcyclist is to wear their helmet and turn their lights one when traveling.
All riders should be concerned about being safe. Often times this is attained through donning boots, leathers, gloves, and of course a helmet preferably a full-face model. A jacket and pants is what the term leathers refer to because these are usually made from leather, which protects one from skin scraps. The rider can happen to have a fall with the bike that all of this gear will protect and safeguard the rider from. Full-face helmets are not required but they are strongly recommended as the helmet to purchase due to the extent of the coverage and protection they offer.
Physical attractiveness is another trait that cars and cycles have in common but in different areas. The one problem with cars is that some cars a big and cloddy looking. The sport models can be shiny and visually exciting to look at. But all models are not created equal and neither are colors and styles. You will want to look a bit to see what appeals most to you. Cycles have a similar appeal but the one thing that is way different is the addition that you can view the riders whole body opposed to the car hiding the body.
The rider in all his leather gear is seen by everyone around unlike the car drivers. When a rider is all decked out in their gear they can be quite a sight especially with the full-face helmet. Men and women both with admire each other on their bikes. But if the rider happens to be a woman she may get a tad more attention than a man.
The way cars use gas should be a crime sometimes. Certain models just plain use too much gas. Better mileage is happening more these days but still not what it should be. And with gas prices at all times high prices this has become a major problems for some people.
But with cycles it is something different. You may have to stop and get gas more often but only due to smaller gas tanks that only hold about 12 gallons. Because the bikes are not as hefty weight as most cars are this causes them not to burn as much gas trying to move them on the road. The extra weight of the rider on the bike really makes very little difference as to how the cycle performs gas wise. The mileage that is attained with a tank of gas is much more satisfactory on a cycle compared to a car.
Maybe the largest thing that makes cycles and cars not alike is how much the cost is in getting one. Cars come to us with very price tags especially for new ones. There is no dodging that cars are an especially costly when you consider buying even a cheap used car you usually have to fix it more after you get it. Did you know that for the price of replacing an air conditioner in a care you could purchase a cycle? All the kinds of maintenance you have to deal with a car on is costly too. Emissions tests to get license, brakes, transmission repairs, and alignment and those are just some of the things it takes to maintain cars. The loss of 1/3 of the value of the car happens just leaving the lot the first day. You cannot only buy a cycle but all the leather protective gear you want plus more for less than the money you give for a car.
A cycle is just plain cheaper than a car even with the expense of all the gear and add ons. For about $300 you can get a cycle that has been ridden before. Put that cost together with the fantastically good gas mileage and your wallet will be so grateful.

Until recently, banks across the country were active in lending to real-estate developers and builders looking to take advantage of the unprecedented housing boom. But now, an increasing number of heavily indebted builders cant sell their newly built projects and are falling behind on their payments. With that, banks such Bank of America are finding themselves saddled with an accumulating portfolio of bad loans that they themselves made or that they inherited in mergers.
